Pre-Christmas rates: This week’s best offers from top ten lenders. As we move towards the end of the year, we’re seeing steady offers and slight changes for housebuyers across the UK.

The married couple

A married couple, aged 42 and 44, with 2 children, is buying a £525k house. £385k mortgage, 15-year term, LTV 73.33%, earnings of £85k and £57k

2 year fixed
Skipton keeps its top spot for the best offer of £2747.31, beating its prior rate of £2823.03 by 2.7%.

The average of the top ten lenders drops 0.6% to £2952.29 from £2971.14.

5 year fixed
Nationwide knocks HSBC from the top spot with an offer of £2,931.21, down 0.1% from last week’s £2935.26.

The average of the top ten lenders is now at £2944.50, again down 0.2% from last week’s £2950.2.

The London professionals

A married couple, aged 45 and 48, with 3 children. £1m house. £500k mortgage, 15-year term, LTV 50%, both earn £85k each

Mortgage
The best initial rate is still with Skipton at £3,557.90, down on last week’s £3653.53 from the same lender.

The average of the top ten lenders is down to £3842.67 from £3866.60.

Remortgage
Skipton is once again at the top with the best offer of £3557.90, down on last week’s £3653.53, from the same lender.

The average of the top 10 lenders is down slightly to £3816.60 from £3862.63.

First-time buyers

An unmarried couple, aged 29 and 28, with no children, is buying a £525k house with a £50k deposit from the BOMAD, 25-year term, LTV 90.48%. One earns £85k, the other earns £57k

The best offer for the initial rate remains with Skipton, at a rate of £2824.17 for a 63-month offer, the same as last week.

The average of the initial open rates from the top ten lenders is down £2866.90 from £2867.19 last week.

Skipton stays in the top spot for a two-year fixed mortgage at £3014.27. Skipton is also in the lead for the best offer of a five-year fixed-fee mortgage, offering £2824.17, both the same as the prior couple of weeks.

Couple in their twenties

An unmarried couple, aged 28 and 29, on 38k and 32k, who have one child, are looking to buy a house 170k with a 20k deposit.

Virgin Money is giving the best deal for an offer of £859.08, down from last week’s offer with Nationwide at £864.44.

Single person

Single person with no children after a 190k home with a 60k deposit.

The best offer remains with Skipton BS, at a rate of £558.78, well down on the same lender’s offer of £587.42 last week.

The average of the top ten lenders is now at £648.54, again down on last week’s £654.28 average.
